  • There are four we say no to, and saying so early saves everybody a wasted afternoon.
  • We do not do house garages, basements or driveways, because none of that is industrial flooring. We do not coat a slab that is still moving or structurally failing, since a coating cannot hold a floor together and pretending otherwise is how a customer pays twice. We do not put a high gloss finish into a wet processing room, for reasons Ontario law is fairly direct about. And we do not lay industrial flooring over an existing coating without grinding a test patch first to find out what is under it.

A correctly specified system cleans faster, resists the chemicals actually used in that room, keeps dust out of the product, carries the traffic without breaking up at the joints, and lasts long enough that the next shutdown is planned rather than forced.

The benefit of industrial flooring chosen badly is nothing at all, and the cost is the removal. Taking failed industrial flooring off a warehouse floor usually costs more than the original coating did, because grinding a bonded system off ten thousand square feet is slow work and it has to happen before anything new goes down.

Oxford County Water Leaves Mineral Scale On Industrial Flooring

The water in this county is exceptionally hard, and in a washdown plant it ends up on the industrial flooring. Oxford County tested raw water hardness in Woodstock at 324 to 693 milligrams per litre and Ingersoll at 355 to 495. Water is usually called very hard above 180.

That is the limestone doing it. Woodstock and Ingersoll both draw municipal water from the ground, and the ground here is Middle Devonian limestone of the kind Carmeuse quarries at Beachville, with calcium carbonate dissolving into the groundwater on its way through. The county's own reporting notes the white calcium deposits and the household water softeners that go with them.

On a food or beverage floor that changes what the industrial flooring has to put up with. Every washdown leaves mineral behind, crews go at it harder with caustic cleaners to shift it, and the chemical load rises well past what a general purpose epoxy was designed for. Industrial flooring here has to be specified against the cleaning regime, not only against the product being made.

Washdown Rooms Need Urethane Cement Industrial Flooring

If the room gets washed with hot water, the industrial flooring has to be urethane cement. That matters in Oxford County because there is a great deal of dairy, food and beverage work here.

The mechanism is thermal expansion. Epoxy grows around three times more than concrete for the same rise in temperature, so boiling water makes the coating try to move further than the slab permits and the whole stress arrives at the bond line. It lets go in sheets. Urethane cement industrial flooring expands at close to the rate the concrete does, so that stress never builds in the first place.

Thickness sets the temperature this industrial flooring will take, and it is the figure most often specified wrong. The manufacturer data is clear enough. At around a quarter of an inch the rating is about 80 degrees Celsius. Take it to three eighths and the rating passes 120, which is what full steam cleaning asks for. A plant that buys the thinner build to save money has bought industrial flooring rated below its own cleaning routine.

Forklift Wheels Break Industrial Flooring At The Joint Edges

Failures in industrial flooring rarely start out in open floor. They start along the saw cut joints, and the cause is mechanical rather than chemical.

A joint is a gap, and the concrete shoulder each side of it is unsupported. Every forklift wheel that crosses drops into the gap and hits the far edge. Slabs shrink as they dry, so the gap widens year on year and the impact worsens with it. Eventually the shoulder breaks away, and what is left is a trench that wrecks wheels and collects everything the industrial flooring is washed with.

What solves it is semi rigid filler taken down the full depth of the cut, stiff enough to prop the shoulder and carry a wheel over it. American Concrete Institute guidance sets Shore A80 as the floor, and in practice you want filler no softer than the wheels crossing it. A soft sealant in an interior control joint does not support anything, and using one there is the most common reason we get called to a floor that is breaking up. Woodstock Slabs Give Industrial Flooring A Moisture Problem

A lot of industrial flooring advice assumes shallow rock under the slab. That is not the situation in Oxford County, and it changes the moisture conversation completely.

Oxford County sits under a deep cover of glacial till and outwash. At the Beachville quarries the overburden over the limestone averages about 24 metres, and even at the shallower Ingersoll workings it runs around 7. The Thames runs through Woodstock and Ingersoll in old glacial spillway valleys up to a kilometre wide, which leaves permeable sand and gravel on the terraces where a lot of the industrial land sits.

What that means practically is that ground moisture moves up through these slabs steadily and from a long way down. Six of Woodstock's eleven municipal wells are classed as being under the direct influence of surface water, with screens as shallow as 13 metres, which tells you how close the water is in parts of the city. Any building poured before under slab vapour barriers were routine will still be pushing moisture at whatever you put on top of it.

So every industrial flooring job here starts with a test. We take relative humidity readings from inside the slab rather than off the surface of it, because osmotic pressure trapped under a sealed coating runs into the thousands of pounds per square inch, and no adhesive on the market wins that argument.

The Average January Day In Oxford County Crosses Zero

Southern Ontario floors get worked by freeze and thaw rather than by deep cold, and the climate numbers show it plainly. At the nearest long record station the average January day runs from a high near minus two to a low near minus nine. The average day, all winter, crosses the freezing point.

Ontario averages around 77 days a year where the temperature crosses zero. Every one of those is a cycle that opens a crack slightly, lets water in, freezes it, and opens the crack a little further.

It is the dock that suffers. Aprons, the opening thirty feet behind an overhead door and any slab outdoors absorb that cycling directly, which is why an industrial flooring survey starts there. Those areas give out years ahead of anything in the middle of the building.

Industrial Flooring At The Dock Takes The Winter Salt Load

Road salt does not stay outside. It arrives on trailer tires and forklift wheels, dissolves in the meltwater and sits on the industrial flooring as brine.

Woodstock sits where Highway 401 meets Highway 403, and the buildings here reflect that. A distribution building in Woodstock can turn over a great many trucks in a winter day, and each one brings salt in with it. Brine works its way into unsealed concrete, and where reinforcing is close to the surface it starts corroding it.

Sealed industrial flooring from the dock leveller inward is the cheapest answer to this. It does not stop the salt arriving, it stops the slab drinking it.

Line Marking Is Not Required By Ontario Law, But Industrial Flooring Still Needs It

There is a lot of confidently wrong information about this, so it is worth being accurate. Ontario's Industrial Establishments Regulation does not require aisles to be marked and does not set minimum aisle widths for a general warehouse. Rules of that kind belong to the American federal regulator and do not apply here.

What Ontario does require is a duty rather than a dimension. Section 20 says that barriers, warning signs or other safeguards shall be used where vehicle or pedestrian traffic may endanger a worker. Floor marking is one of the recognized ways to discharge that duty, which is why almost every well run plant in the county uses it.

The practical consequence is that you get to design the marking around your own equipment instead of copying a number out of an American handbook. Measure the widest load that runs the aisle, add clearance, and mark it to that. An aisle marked narrower than the machinery needs is an aisle everybody ignores. Ontario Law Limits How Slippery Industrial Flooring May Be

This is the part of the regulation that applies directly to the trade, and very few flooring companies mention it. Section 11 of the same regulation says that a floor used by a worker shall not have any finish or protective material on it that is likely to make the surface slippery.

High gloss industrial flooring looks superb in a photograph. Put it in a room that gets wet and you have installed a hazard, and it is a hazard the regulation names directly. We specify slip resistance room by room, which usually means broadcasting aggregate into the topcoat at wash bays, on ramps, in wet areas and around drains, and keeping smooth gloss industrial flooring for the dry areas where cleaning speed is what matters.

If a quote you are holding does not say what the slip resistance is in the wet areas, that is worth asking about before the floor goes in.

Industrial Flooring Preparation Is Grinding, Not Acid Etching

Preparation decides whether industrial flooring lasts, and the clearest single sign of a bad industrial flooring quote is acid etching.

Acid removes the weak surface laitance and very little else. It will not take off a curing compound, and it will not touch the oil that has been soaking into a plant floor for twenty years. It leaves a surface profile at the smooth end of the scale, suited only to very thin coatings, and the acid itself has to be neutralised and disposed of. Coating manufacturers have stopped recommending it.

What works is mechanical. Diamond grinding or shot blasting opens the surface, lifts the contamination away with it, and leaves a profile the industrial flooring can key into. The profile we prepare to depends on the system going down, because a thin coating and a high build slurry want quite different textures.

The other half of preparation is knowing what is already sitting on the slab. Where something has been coated before, a test patch gets ground through it so the material can be identified, its bond assessed, and the price built on that. New industrial flooring laid over a failing layer is only ever as well attached as the layer beneath it.

Industrial Painting And Floor Cleaning Come With The Same Visit

Industrial flooring is rarely the only thing in a building that wants attention, so we take on the walls and the steel too. Warehouse walls, structural steel, mezzanines, racking, ceiling decks, pipework and plant equipment all fall under industrial painting, and doing that while we are already set up for the industrial flooring saves a second shutdown.

Cleaning belongs in the same picture. A great many floors that look like they want new industrial flooring simply want cleaning properly, and we would rather say so than sell a coating nobody needs. Industrial floor cleaning also takes in the deep degreasing required ahead of laying industrial flooring on any plant floor, and that is the step skipped more often than any other.

What Industrial Flooring Costs In Woodstock And Ingersoll

Preparation and repair move an industrial flooring total far more than the choice of resin does. A sound slab and a badly spalled slab of identical size are not the same job and will never carry the same price. Your number follows the site visit, and it arrives in writing.

Our Process

What Happens During An Industrial Flooring Installation

  1. The sequence is the same on nearly every industrial flooring job, and knowing it in advance makes the shutdown window far easier to plan.

  2. Everything starts with the survey: humidity measured in the concrete, joints and cracks and drainage and dock aprons all inspected, and a test patch cut through any coating already in place. What comes back to you is a written industrial flooring scope stating the system, its build thickness, the preparation method and both handover figures.

  3. On site we clear and mask the area, grind or shot blast the slab, then repair whatever the grinding exposes, because spalls and cracks are always worse than they look beneath a dirty floor. Joints are treated according to what they actually are. The industrial flooring then goes down in its proper number of coats or lifts, with aggregate broadcast into the wet coat anywhere slip resistance is specified. Line marking goes on last, once the industrial flooring has cured enough to take it.

  4. Two handover times sit on every industrial flooring quote we write, since foot traffic and wheeled traffic go back on at different points, usually days apart.
