Roller applied industrial epoxy flooring at ten to twenty mils amounts to a maintenance finish. The bay looks brighter, sweeping gets easier, and a working warehouse sees three to six years out of it. Twenty to forty mils of high build industrial epoxy flooring behaves like a different product altogether and lasts seven to twelve. Broadcast work at an eighth of an inch upward has run beyond fifteen years under traffic.

A system engineered at twenty mils delivers its published abrasion and impact figures at twenty mils and nowhere else. Spread that material thinner to cover more ground and nothing has been saved, only shortened. Film thickness is the single most useful question to put to any quote you are comparing.

Where Industrial Epoxy Flooring Is The Wrong Choice

Industrial epoxy flooring is the wrong answer in three situations, and we would rather say so than sell it to you.

It is wrong wherever hot water is used, because the resin expands far more than concrete and hot washdown pulls it straight off the slab. Those rooms want urethane cement flooring. It is wrong where the slab is still pushing moisture and no vapour barrier primer sits in the scope, because it will blister from underneath. And it is wrong as a high gloss finish anywhere that gets wet, because Ontario's Industrial Establishments Regulation is specific about floor finishes likely to make a surface slippery.

Industrial Epoxy Flooring Preparation Has One Job

Industrial epoxy flooring preparation has to leave clean, sound, open concrete behind it, and on the older plant floors around Pattullo Avenue and Beards Lane that means mechanical preparation every single time.

We diamond grind or shot blast to the surface profile the system calls for, lift the contamination out with it, then repair the spalls and cracks the grinding uncovers. On a plant floor the degreasing matters more than any other step, because twenty years of oil sitting in the pores will reject industrial epoxy flooring however good the resin is.

Where something has already been coated, a test patch gets cut so the material can be identified and its bond assessed, and if it has to come off the removal is priced honestly.
