One Warehouse Usually Needs Three Warehouse Floor Coating Specifications
The mistake that makes warehouse floor coating fail early is treating the whole building as a single floor. It is not one floor. A distribution building carries at least three traffic conditions and each wants a different warehouse floor coating answer.
Everything punishing arrives in the same place: water, salt, freezing, thawing and the heaviest impacts, all concentrated on the dock apron and across the first thirty feet inside the overhead doors. The toughest warehouse floor coating and the best slip resistance available belong in that zone. The main racking aisles take constant hard wheeled traffic but stay dry and level, which suits a high build warehouse floor coating with well filled joints. Open bulk storage and cross aisles take far less and can carry a lighter, cheaper build.
Quoting those three separately usually costs less than one specification across the whole slab, and it certainly lasts longer.
Return To Service Is What Limits Warehouse Floor Coating
On a warehouse the constraint is almost never the warehouse floor coating itself, it is how long the racking can stay empty.
So we ask about the window before recommending any warehouse floor coating. Some systems take foot traffic within hours and forklifts the following day. Others want two or three days before wheeled traffic returns. Sequencing counts as much as chemistry here, because an aisle that cannot be emptied cannot be coated whatever the material is.
Most of what we install in Woodstock runs overnight or across a weekend, aisle by aisle, so the building keeps operating throughout.
Older Woodstock Slabs Need Testing Before Warehouse Floor Coating
A good deal of the industrial stock around Pattullo Avenue and Beards Lane went up before under slab vapour barriers were routine, and those slabs push moisture upward without ever stopping.
Deep glacial till and outwash underlie Oxford County, with groundwater sitting near the surface in places, so there is no prospect of the supply below ever drying up. Cap concrete like that with impermeable warehouse floor coating and moisture accumulates against the bond until blisters appear. Humidity therefore gets measured within the slab, and where the readings demand it a vapour barrier primer goes into the quote instead of surfacing as a problem months later.
